University of Michigan Health completes schematic design of new specialty care center in Troy

ANN ARBOR, Mich. – University of Michigan Health shared schematic designs for a new clinical facility in Troy, Mich. Thursday with the University of Michigan Board of Regents, which approved the project budget and additional land purchases.

The new facility, with an approved budget not to exceed $250 million, will allow U-M Health to expand specialty clinical services and increase patient access in Oakland County and across southeast Michigan. The new building will be located at the former Kmart headquarters site.

Regents approved the schematic design Thursday and the plant to obtain construction bids.

The 224,000-square-foot, four-story building is expected to open in spring 2027 and house a multi-specialty facility with diagnostic and therapeutic services as well as a surgery and procedures center. 

U-M Health had already purchased a 7.28-acre parcel at West Big Beaver and Coolidge roads. On Thursday, the Regents approved purchase of two additional, adjacent parcels at 3100 W. Big Beaver Road.

These additional parcels are vacant land consisting of 2.2 acres and 1.88 acres respectively. The parcels, with an approved purchase price of $2.5 million, will maximize patient parking needed for the facility. 

“We are making progress on the Troy center for specialty care, a major addition to our statewide network strategy of bringing our world-class care close to home,” said Marschall S. Runge, M.D., Ph.D., CEO of Michigan Medicine, dean of the U-M Medical School and executive vice president of medical affairs for the University of Michigan.

U-M Health is the clinical division of Michigan Medicine, the academic medical center of the University of Michigan.

“We continue to expect this is a starting point for a broader and deeper U-M Health presence in southeast Michigan,” Runge said.

The facility is expected to include an ambulatory surgery center; imaging services like CT, MRI, mammography; an infusion suite; and a linear accelerator used in cancer care. Programs planned to be housed in the new facility include musculoskeletal/sports medicine, reproductive medicine and cancer care.

“It is great to see the designs coming together for this facility, which will bring our nationally-renowned U-M Health expertise much closer to a large population of Michiganders who will no longer have to drive long distances to access the world class care provided by our teams at Michigan Medicine,” said David Miller, M.D., president of U-M Health.

 “This is a great place for U-M Health to expand, in a prominent, easily accessible location in Troy. We are committed to bringing the care you can only find at U-M Health to the neighborhoods of more people all over the state of Michigan.”

This is among multiple U-M Health projects expected to increase patient access, which include the 12-story D. Dan and Betty Kahn Health Care Pavilion, set to open in 2025 in Ann Arbor, and the Ypsilanti Health Center in downtown Ypsilanti, set to open in May 2025.
